PLATEAU RD BILGOLA
For this owner builder project which commenced in 2003. I was engaged to construct a 2 level renovation with a 3rd floor addition which was to be carried out in 3 stages over a 3 year time frame. With stages 1 and 2 to be completed in 2003.
The client’s objective for stage 1 was to create a fully completed, fully self contained space in which a family of 5 could take up residence during the upper level’s construction.
Logistically not the simplest of building processes, as after completing this stage (ground floor) 70% of the structure above would be demolished and exposed to the elements.
Stage 1 involved converting the ground floor in which existed a garage, 2 bedrooms and a bathroom. To an area with 3 bedrooms, bathroom, store room, plant room, rumpus room with kitchenette, a north facing portico for the main entry and a south facing patio area. Also during this stage both the portico and patio areas had suspended concrete balconies constructed above them. Extensive excavation beneath and underpinning of the above structure was also required during this stage.
Stage 2 all but 3 rooms of the 1st floor were demolished to enable an extension outwards and upwards to a 3rd level. The end result was an open plan kitchen, dining, and living area. With a master bedroom, ensuite, walk in robe and balcony on the 3rd level mezzanine. The overall feature of the upper floors is the large glazed areas and galleries of doors capturing the views over Bilgola and Avalon.

We first encountered Paul when we were looking for a builder to rebuild our architecturally designed home. Paul was also the foreman and over saw the hiring and management of all the subcontractors involved in the rebuild as well as site management and the timely ordering of all materials required onsite. Attention to detail was evidenced in a well run, safe and tidy work site. Our rebuild was a substantial project that spanned a period of 18 months. During this time Paul competently liaised with the Architect; the Local Council; the Certifier; and various other professionals involved in the project.
We have recently done some more renovations to our home and had no hesitation in asking Paul to run the job and once again we have witnessed Paul’s fine workmanship.
